Land clearing for overgrown lots
Brush, shrubs, small trees and roots pulled out by machine, chipped or hauled, so the lot is down to ground you can build on or plant.
Signs you need land clearing
- 01A vacant lot has grown into a thicket nobody can walk through
- 02Ground has to be cleared before a house, ADU or barn can go up
- 03A property is being sold and the land needs to be seen
- 04Old orchard rows or landscaping are dead and need to come out
- 05Fence lines and access roads are overgrown
- 06The fire department sent a notice about the lot
What land clearing covers
Land clearing goes further than cutting brush. The goal is bare, workable ground: the vegetation, the roots and the junk that collects on empty land all come out.
Brush and shrubs, pulled out with the root ball so they don’t grow straight back, like the hillside in the photo at the top of this page.
Small trees and stumps, pulled or dug out with the mini excavator.
Old landscaping, dead orchard rows, cactus and ivy.
Junk and debris left on the lot: old fencing, tires, piles of wood and trash, hauled with the rest through our debris removal service.
Once it is clear, the lot can be graded for building, or left as is.
Chipped, spread or hauled
Cleared brush has to go somewhere. Our wood chipper turns branches into chips, which can be spread on the property for paths and around trees, as in our driveway photo, or hauled away. Larger stumps, roots and dirt-covered brush go to green waste yards.
Keep chips out of the first 5 feet around buildings. Ventura County Fire lists wood chips and bark among the materials not allowed in that zone for new homes, and calls for ember-resistant ground cover there on existing ones (VCFD Defensible Space Maintenance Guide).
Vacant lots and the fire department
An empty lot can still get a fire notice. Ventura County Fire’s program covers parcels with natural vegetation within 100 feet of a structure, including a neighbor’s house, and each owner clears their own share up to their property line (VCFD Fire Hazard Reduction Program FAQ). If the work isn’t done by the June 1 deadline, the fire department’s contractor can clear it and the cost plus a fee goes on the property tax bill as a lien.
For yearly fire clearance around a home, see brush clearing and our guide to Ventura County’s brush clearance rules.
How a land clearing job runs
Walk the lot
We look at how dense it is, the slope, and what you want left standing.
What stays
Trees and plants you want to keep are marked before any machine moves.
Machine and hand work
The excavator pulls brush and roots, and the crew cuts and feeds the chipper.
Chips spread or hauled
Chips go where you want them, and the rest is hauled to green waste.
What decides the price of land clearing
Land clearing is priced on the size of the lot, how thick the growth is and how much has to leave the property.
| What it depends on | Why it matters |
|---|---|
| Size and density | An acre of thin grass and an acre of thick brush are very different jobs. |
| Slope | Steep ground is slower and some of it is hand work. |
| Trees and stumps | Each stump and root ball takes machine time. |
| Chip or haul | Spreading chips on site costs less than hauling everything away. |
| Junk on the lot | Old fencing, tires and trash have their own disposal. |

Call (805) 794-2842What is the difference between land clearing and brush clearing?
Brush clearing cuts vegetation back for fire safety and keeps the ground covered. Land clearing takes the vegetation and roots out so the ground can be built on or replanted.
Can you clear a lot on a hillside?
Yes. Our photos show the mini excavator pulling brush on steep slopes. Very steep ground is partly hand work.
Do you remove stumps?
Yes, small and mid-size stumps and root balls, pulled or dug out with the excavator.
What happens to the brush you clear?
It is chipped and spread on the property if you want the chips, or hauled to a green waste yard.
Can you clear land before I build?
Yes, and we can grade the pad afterward so it is ready for the builder.
